Dubai Healthcare City breaks ground on Dh3bn Dubai Creek Gardens
Nature-focused community will reserve 70% of its area for green spaces
DUBAI – The Dubai Healthcare City (DHCC) has broken ground on Dubai Creek Gardens, a Dh3 billion master-planned residential development by Global Partners Ltd in DHCC Phase 2.
Spanning more than 127,000 square metres along Dubai Creek, the project is set to add a major residential component to the destination's integrated healthcare, wellness and lifestyle ecosystem. The development is scheduled for completion in 2030 and will combine residences with retail, dining, hospitality and extensive outdoor spaces.
Designed as a low-density, nature-integrated community, Dubai Creek Gardens will dedicate 70% of its total area to landscaped gardens, parks, sports facilities and wellness-focused open spaces. The approach places green and recreational areas at the centre of the development while supporting the broader transformation of DHCC Phase 2.
The groundbreaking ceremony was held at DHCC Phase 2 and attended by senior executives and representatives from the Dubai Healthcare City Authority (DHCA), Global Partners Ltd, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.
Green spaces
Dubai Creek Gardens supports the objectives of the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, both of which focus on enhancing quality of life and developing sustainable, people-centred communities with greater access to green and recreational spaces.
As part of its efforts to support Dubai's foreign direct investment ambitions, DHCA also became a founding shareholder of the Global Partners Property Fund II. The move enables long-term investment contributing to the continued development and growth of DHCC.
Issam Galadari, Chief Executive Officer of Dubai Healthcare City Authority, said Global Partners' Dh3 billion investment reflected continued investor confidence in DHCC Phase 2 and its potential as an integrated healthcare, wellness and lifestyle destination.
He said developments of this scale would contribute to creating an environment where people could live, work and access healthcare and wellness services within a connected ecosystem, while supporting Dubai's wider vision for sustainable urban growth.
Residential offering
Dubai Creek Gardens will comprise more than 1,400 residences, alongside curated retail and dining offerings. A major feature will be the UAE's first Westin and Renaissance branded residences, developed in collaboration with Marriott International.
Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, said the project represented a long-term investment in Dubai's residential sector and that DHCC Phase 2 had been selected for its strategic location and growing healthcare, wellness and lifestyle ecosystem.
He said allocating 70% of the development to landscaped gardens marked a departure from the density-first model and reflected the fund's approach to the next generation of institutional-grade residential projects in Dubai.
Sandeep Walia, Chief Operating Officer, Middle East & Africa, Luxury, Europe, Middle East & Africa at Marriott International, and Global Leader of Design Hotels, said the project would introduce the UAE's first Westin and Renaissance branded residences.
The residences are planned with hospitality-inspired services, amenities and homes designed around holistic wellbeing, within a walkable community integrating daily living, work and leisure.
The groundbreaking comes as Dubai's population and residential demand continue to rise. The city's population is projected to reach 5.8 million residents by 2040, supporting sustained demand for premium residential communities and diversified lifestyle offerings.
